General Leasing Questions

How do our rates compare to on-campus housing rates?

When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities and community events. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.


Can additional furniture be brought into the apartment?

You are welcome to bring additional furniture with you, but don't forget we also have unfurnished apartments available!

Can I pay my bill with a credit card? Is there an extra charge?

Great news! 3949 added a new feature that lets you pay online! View your balance, submit electronic check, or pay with a Visa, MasterCard, American Express, or Discover from any computer. Just log on to our website, click the “Resident Login” button. After login, you’ll be taken to our resident rent pay portal. There is a convenience charge for this service. However, if you choose to pay with a checking account online there is no fee.

Do you allow pets?

3949 is a pet friendly community! Permitted animals must weigh no more than 50 lbs. and aggressive breeds are not permitted. No more than one animal is permitted in a bedroom and no more than two animals are permitted in an apartment.

How are roommates matched?

We have partnered with RoomSync to provide a modern matching platform where residents choose their own roommates. After you complete the leasing process you will be emailed a link to join our RoomSync network. You will then log in to RoomSync using Facebook, create a matching profile, and begin your search to find your new best friend - or roommate for starters. If you already have a roommate in mind, you can confirm your roommate request within RoomSync.

How are rooms assigned?

Residents who already have preferred roommates can confirm their roommate match requests using RoomSync, our roommate matching platform. If they do not already have a roommate, residents will search for and choose their own roommate using RoomSync. Residents will be able to communicate with each other during and after the selection process. In the event that potential roommates discover that they are no longer compatible, they can request a different roommate and we will do our best to accommodate any change request. To provide sufficient time and the greatest opportunity for residents to find the perfect roommate, they should apply and sign a lease as early as possible.

How close to campus are you?

We are located just steps from St. Louis University.

How many people live there?

Every year the total number varies just slightly, but we have 197 apartments and 256 bedrooms.

If I am over 21 do I need a guarantor?

Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained, you have the option of having a security deposit as well.

If I pay in full, do I get a discount?

3949 does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!

Is parking available?

We have off-street parking for free located on the north side of our building. This parking is for any residents and visitors on a first come, first serve basis. We also do have a gated, covered parking garage that is connected to all four floors of our building for an additional $55 charge per rent installment per vehicle.

What do I need to do if I have a package delivered?

Most packages will be delivered to the main office. If the package is small enough and sent Postal Service, it may be in your personal mailbox. We sign all packages in and notify residents by email. Residents are required to show a picture I.D. and sign the package out.

What if I need to cancel my lease?

As stated in your lease, there is no way to cancel your lease; however, there is an option to reassign your apartment. This involves you finding someone to take over your lease. You must pay a $200 Resident Reassignment Fee as well. Remember, THAT IS NOT A CANCELLATION FEE! What size are the beds?

We have full-ze beds, but we suggest you bring queen-sized sheets.

What types of leases are available?

We offer limited December ending leases, May ending leases, and July ending leases. All of the prices that you see are based on a 12 installment lease and there will be premiums applied for leases shorter than 12 installments.

What utilities are included in my monthly installment?

The base rent does include: water, sewer, trash, cable TV and wireless internet. The only utility that you are required to pay on your own is be the electricity bill through Ameren Missouri.

When do I put down a deposit?

We just have an application fee of $50 and a service fee of $150.

When is my first payment due?

Fall residents will need to pay their first month’s installment by July 15th.

Renewal Questions

Can I request different roommates?

We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.

What is a "renewal?"

Are you loving it here and can't imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay at your community!

If I renew, will my guarantor have to sign again?

No. Your guarantor doesn't have to do anything extra!

If I renew, do I have to move out and then move back in?

When you renew and choose to stay in your current spot, no moving is required!

I'm graduating in December, can I still renew?

Contact the office for details on the options available to you.

I just moved in, is it too early to renew?

Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.

How do I renew?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is a easy as "1,2,3"! Just following these steps:

1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.
